Single-family residence fix & flip investment in Buffalo.

Purchase price: $28,500
Cash invested: $121,000
Sale price: $170,000

SINGLE FAMILY RESIDENTIAL fix and flip

What made you interested in investing in this type of deal?

This a was a deteriorated house on my street that was previously occupied by a drug dealer.

How did you find this deal and how did you negotiate it?

Went for sale so I jumped on it.

How did you finance this deal?

Cash

How did you add value to the deal?

Gutted the entire home and rebuilt it

What was the outcome?

Set a price record for the street and added awesome neighbors

Lessons learned? Challenges?

Contrators suck and you have to stay on them every day

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

As a broker I kept it in house.
