Does anyone know of a good resource for this type of rental or a good contract attorney?

I'm okay with a high interest rate up to 15% because I can still breakeven on the mortgage but not sure how to finance this deal without losing my initial payments

That being said, I don't know if what I've seen is "hate."

Many have an unfavorable outlook on the 5+ unit market for the next 2 years or so, while there are a few who are still hungry and actively funding deals in the space.  

It takes a long time to find an off market deal.

@Andrew KatzIn this situation, you can either (a) continue dealing with the pain of having your tenants that pay late and violate your lease terms or (b) deal with the pain of turnover but the prospect of getting better tenants. 

Hey, I've been using my google map data for a while but would like to know if there is a better solution you like.

I will definately let you know once I figure it out. 

But I'm not sure how I would structure these deals or if I could even get these deals!
