Often done by paying for an option on the land and then figuring the rest out.You want to have you anchor tenant figured out before construction. 

But, negative $550 a month is a freaking boat anchor.

The is an original patio cover over part f the yard, which has splitting wood at 3 of 6 post bases half way up the 10 foot posts, 5 of the 6 have wood rot at the bases where they meet the concrete and are erroding, the Simpson anchor straps are not attached to the posts bases on 4 of them. 

If the walls could just be jacked, anchored, and reinforced, I can’t imagine that costing more than $30,000, making it worth it.

Value add comes from growing rents through remodeling and renovating the buildings, expanding buildings, making use of residual land, improving tennant mix, anchors and class of tenant.

They could have a co-tenant anchor clause where if anchor goes out they can leave sooner than the option periods.

So approaching one of these people without having anyone "anchored" on my team won't make them more hesitant to work with me?
