You tell them to pay the rent, you are sending a company to fix the racoon problem (find out if they are running across roof or ceiling, and trap or patch hole as necessary) and you will be there at XX time on XX date to inspect leak and send a contractor to fix shortly after.what kind of property owner doesn't fix a water leak or stop raccoons from damaging stuff ASAP??

Sure there are responsible folks out there who just hit a rough patch and are building themselves back up, but that's a incredibly small slice of your potential tenant pool.Just look at your own numbers.

Very happy with the way the exterior is turning out and so are the current tenants.Hallway #1 got some paint, looking bright and clean, did the repairs to the ceiling ( the previous patch panel was held in place with nothing but joint compound)Sanding started and trim was painted in Hallway #2 and its coming along nicelyAPT 11 after some back and forth over design and a few supply setbacks got cabinets up and installed and the kitchen floor is in!
