However, these are high burnout and high turnover positions where the sales person manages to survive a year 1 out of 10 times ... a very high failure rate for all involved.A more equitable approach works much better.

Watching the interview of @Brandon Turner with Brian Burke who comments he survived to the crisis in 2008 because he just a flipper made me think about the risky side of REI.Lets say someone is good at REI and buy 8 properties  which generates 400$ dollars per month after all expenses.

The confusion comes when new dealers/operators think the need an identity to deal in real estate, "I'm a wholesaler, I'm a buy and hold investor, I'm a rehab guy"...... what difference does it make to Harry Homeowner who or what you call yourself?"

Inexperienced wholesalers, on the other hand, who chase realtors and provide proof of funds that aren't worth the paper upon which they are written and misrepresent their true intentions won't survive in this very competitive market.
