They should notify the existing tenants and let the know to expect contact to be made by you.Lastly, would it be better to introduce myself to the tenant as the owner, or as the new property manager?

So, real estate agents may do it part-time, but rarely do they do it well.Recommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

Here's some hopefully, helpful cut & paste info:------------------------------------------------------------------------------------Recommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.Property Class will typically dictate the Class of tenant you get, which greatly IMPACTS rental income stability and property maintenance/damage by tenants.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.If you buy/renovate a Class A property in Class D area, what quality of tenant will you get?

It is a little lower than I expected but I will be able to sell these off, however, it may be at a loss and is less than what I had mortgaged on these houses so I would probably need to come up with cash at closing, which is not ideal.

If you are new and want to go about if on your own, and your Uncle or Brother or Friend is not your GC, expect what's called in business "Bad Debt Expense" which means essentially that you need to lose money until you learn how it's done and get proper ppl in place.Good Luck.
