I need a business plan to transform my strategy into action and become a real investor like you guys (& gals)!

When they do not want to lend in a certain area take notice.There are some on here that say buy blocks and transform them over 10,15 years etc. to create value.

I am by no means an expert and can only speak to my own transformations in this life.

I see the future of real estate investing as one where the landlord makes a unit deeply integrated in the community and location, a trendy, vibrant home that transforms it from just a boring unit to more of a community hangout spot. 

Doing things in this manner also allows this compensation to be transformed from income that is taxed at OI rates to long-term capital gains in most cases.  

But one thing I have to keep beating into my own head is that if I found it on the MLS it will be very hard to flip for a good profit unless I completely transform the property.

That is an incredible transformation on the house and super profit.
