What kind of finishes do you put in your BRRRR projects?

I'm curious what kind of finishes you do in put in your BRRRR projects that you plan to keep long term knowing that many things will need replacing and other people will never treat them like their own? Mostly I'm curious about the flooring but also the cabinets, carpets and counter tops... Im finishing my first house thats actually my personal residence and Im refiiing and plan to buy the next one in this neighborhood. Its in a weird area in Tacoma that used to be pretty dangerous but has gotten much better the last 20 years. It's still has its problems but there is an awesome public Montessori across the street so the neighborhood as become pretty desirable for families. That being said I of course want to attract the good family type of people but if Im looking at 20 to 30 families in there over the next 30 years I want what I put to last. What do you all use?
