Debt fund (bridge) lenders often don’t constrain to DSCR, instead many of them look at a going in and going out debt yield, which is kind of like cap rate except you substitute the loan amount for the purchase price.For example, let’s say the deal is $10 million and the current NOI is $500,000, which is a 5% cap rate.

I want to work with as many people as possible; large and small accounts, single family homes to multi-unit buildings.But a little bit about me: I became a realtor in 2013 and realized a dream of mine in doing so, I'm a Kent State University graduate with a degree in communication studies, I play the tuba in a large community band, used to be a substitute teacher, museum tour guide and reporter, collect old and rare books and love to cook and go to new restaurants.Any help from this great community would be greatly appreciated!
