Good stuff - you are pretty spot on - technically people max out under conventional loans at 10 - but oftentimes its with fewer properties as people run into hurdles before hitting 10, some of which you mention - wanting to diversify strategies, multifamilies, needing LLCs etc.I think you are on the right track for DSCR Loans - I always say that DSCR is really perfect for people in the 5-50 property range - typically conventional is the best fit with your first few, and then when ready to make the "jump" to scaling bigger and faster - DSCR is the best bet.

They can be a bit of a pain since your have to have a licensed GC on the rehab and have to deal with some other process/compliance stuff, but they will be a conventional mortgage that can fund both the purchase and the rehab all at once (very similar to an FHA 203k).

Not sure what happened (eg glass vase fell off a counter when jackhammering was done) or the value of the item, but the contractor said tenant's stuff should be fine and clearly it wasn't.

All of the stuff he shares is already out there for free but usually when you pay for some sort of course, academy, seminar, etc...it's more about that information being all in one spot, organized, access to mentors, etc.
