Prospective tenants are screened for prior evictions, judgments, liens, bankruptcies, criminal history, sex offender registry, terrorist activity, and credit worthiness.

There’s a lot of considerations in a commercial lease like pass through expenses, CAM, system maintenance etc. 

To boot, I checked the sex offender registry, and one of the two sex offenders in town currently lives in the building.

Other benefits are its easy to raise capital for deals, income goes up and so do values over time, ability to pass on operating costs through CAM, tenants can be longer term that more residential deals, in financing there is the ability to get non recourse financing just to name a few

As long as the reason is personal animosity and not based on factors like race, sex, etc. 

There are also crime maps and sex offender locations that you can look to see in the area if you feel you need more data.Never really encountered much issues personally.
