When we needed money it wasn't available due to low FICO scores from remodeling, DTI and so forth, so when we think of a possible financial pinch coming in advance, and can draw from a HELOC, that helps out a lot.  

Credit Union #1: This has the longest maturity, so there's an element of "fire and forget" here too.

They also tell you if the borrower has done additional projects with FTF and there credit score.

And do you have a credit score over 680?
