We have language in our lease that tenants must report problems immediately.

For example, software may run a report for an application, but it doesn't know how to actually evaluate the applicant and determine if they are a good fit for your rental.

Regarding purchasing another house down the road....the "new" bank will want to know what is going on with a mortgage showing up on your credit report. 

Legal, underwriting, servicing, credit reports, etc.

  $40 if not less and you get the whole report with full background.

I know you can't go see the house in-person, but you do need a neutral party go and look at the house and report back to you.

Pike and Warren Township judges are also reported to be more difficult.

Worse, they could put the collection on both of your credit reports, which could show for 7 years even if paid.  

If already purchased, you are entitled to your money back plus interest, but there is a 5 year deadline for that, and a 2-year deadline for getting the overbid back.ADOR just reporting what the county told them.
