I think you are taking serious just not enough.We had a tenant move in two people without our knowledge I went in to do some service work and saw it and immediately called the manager and him send a letter reminding them that any extra tenants must pass the same background and credit check or they had to leave immediately. 

I learned early on that, as a re investor he considers himself 'the best of the best in the nation' as he would say or text this on a near daily basis, reminding me of how fortunate I was that he chose me to start a company with.To give a more clear picture, this is an excerpt from Brian's response to my request for refund: "Yes it has not been 12 months on your contract yet, and you are well over 100 hours of my time (maximum on the contract) for me to assist your REI business. 

I sent her a reminder via Venmo and have drafted this email to send tomorrow morning:This comes out of my account tomorrow.

Can be for various reasons, but not end of the world and I would just remind them to please stay on top of things like this.

I think I might try this out next time i've instead been fitting 10+ people in a single showing night so that even if 2-3 show up it's still worth my time, I also set plans on facebook messenger so they get a reminder which helps a bit

Better remind them to make a decision whether to stay or not right away!

I'm also reminded of the three rules of Real Estate, LOCATION, LOCATION,  LOCATION.If a property is surrounded by a slum, it doesn't matter what you do to it, it's never going to improve.  

It helps to be reminded of how important those moments are.

In this case, I suspect the sellers agent is a bit of a flake, takes 2-3 days to reply.Shane: thanks for the reminder. 

My dad has been doing one or the other since before I was born and loves reminding me about how he used to take me to work with him while I was still in a bassinet.I'm here to learn as much as I can about everything I can and hopefully make some lasting relationships along the way.
