A good time to shop for insurance would be from December-early March as we're almost or completely out of hurricane season and companies might be more relaxed on guidelines going into the new year or early next year.

and I agree with your statement about the value and difficulty with that area, the property conditions and work that needs to go into it is RELATIVELY less stressful (nothing in REI is relaxing) .
