MoCo is a tough market for fix and flip - although you may be able to find some good deals if you can be patient.  

Thanks to patient buyers, a hard working realtor, a wonderfully smart husband and me getting more hard nose with an elderly person than I would ever want to get, she got out in time for the sale to close.My advise is to be aware that nice can turn ugly very quickly and to let all the little requests add up, taking care of 2-3 at once when it works for you.

I've learned to be patient with your first deal as it is new territory, and in time things become easier and easier.

So I am trying to educate myself on REI and patiently decide how I want to proceed.

That said, there are still some appreciation plays in the area, but you need to make a ton of offers and be patient.

Since it's a home you plan on living in and not flipping I'd recommend just being patient and use your conventional loan unless you know someone who can loan you the money on more favorable terms than the traditional hard money lender.
