Many people online will tell you you can QuickClaim it yourself (which you can), but I always use an attorney. 

I will not respond to online requests but if I am directly asked, I will take Tom T’s advice and state that they rented from me for the 13 months and have paid in full.  

My mentorship was not an online course but rather weekly accountability calls and guidance through whatever roadblock I was encountering, which most of the time was my mindset.

Perhaps give them an option of submitting the info to you via email or an online form -might save you a few dollars in return postage.

If either of you can point me to any groups online that might have more info I would appreciate it thanks.

Assuming my lease had the right notice language on method and address, I'd be directing my attorney to challenge anything the tenant does in court because the court must enforce the lease as written and it can't be modified without a written modification (I have lease clauses for this and that the lease is an integrated contract so they also can't testify on facts outside the contract terms or that something else was verbally agreed to, etc.).

Also @Tim Phillips something to be aware of in FL, all condos older than 30 years and taller than 3 stories are required to have a "Structural Integrity Reserve Study" performed before the end of this year.
