I have bailed out numerous undercapitalized investors that have gotten way over their ski tips drinking the sub too coolaid.. it does not go right and I can tell yo the seller is going to sue you.. and or file a complaint at the AG. 

There was a book I read long ago where they called it "leap frogging" from property to property but still, there are so many stories and colleagues I know that are in their mid 20's and they have numerous properties.

It will expose you to numerous ideas about money and real estate and you can begin to narrow down what kind of investor you are wanting to be and which strategy you want to take.

I have had numerous 'deals' brought to me that had overlooked (obvious) problems that blew the budget, pricetags that were too high to begin with.

We’ve sent numerous addendums to extend inspection timeframes because no one will answer our questions.

This is what I did, called about 40 local banks and credit unions, found numerous who would do terms that no other traditional lenders I spoke with could or would do.  

After numerous monster years, I fear not being able to that year after year.
