Personally not a fan of out of state BRRRR.I think it's a recipe for disaster and having been in the game for 10+ years, I've seen the disaster first hand as I bought hundreds of deals from disgruntled out of state investors who thought they can do it themselves.My property management company has doubled in 12 months also due to out of state investors getting caught with a poor property manager when trying to do it themselves from afar so they come to us for help 🤷‍♂️I'm seeing many investors buying D class crap on the MLS for too much and that needs work.They end up being into the property for 30% more than they would be that if they just bought turnkey.A true turnkey provider will find the cheapest/best deals through a variety of acquisition methods, renovate well and sell for fair market value (And manage in-house).If things go South, they are solely to blame and the penny drops with them.But with DIY, who is to blame?

The old saying “it’s a numbers game” real;y applies here.  

Been an agent for almost 6 years and it's been a game changer for my investment journey. 

They all want to see some of your own skin in the game. 

The proposal sounds promising, and I wanted to reach out to see if anyone here has experience with this type of arrangement.The investor has offered to give me $10,000 upfront, which seems to indicate that he has some skin in the game.

That being said- we don't know if this is real property or personal property, which changes the game a bit.

The gurus never tell you that searching through the smoke and the mirrors in the game, extending yourself very uncomfortably into the unknown, being willing to invest and possibly waste your time searching for answers, actually building meaningful relationships, all of that's is a very big part, if not the biggest part, of winning in real estate.When Hannibal was told it was impossible to get his elephants over the Alps to invade Roman territory from the north, he responded with the following:"Aut inveniam viam aut faciam" I WILL FIND A WAY OR MAKE ONE.That's the attitude we need here.

But of course that never happened glad I stay in the game as well.
