We are now upon April 2024, and at the rate things have been going, still have a ways to go (finish ducting for forced hot air, insulation, sheet rock, paint, flooring, kitchens, bathrooms, finishes, and anything I am missing to bring the units to whole).

It's become even less common lately because of how hot the market has become and because many buyers are flushed with cash and looking for a place to spend it.

You may want to add Old Brooklyn to your list as well - very hot area right now for appreciation & cash flow.

As for the investing side of things, Vegas is experiencing some major growth in real estate and even now as the country as a whole is in a slow-down or market is definitely and hot and still a sellers market which is what you're looking for in terms of appreciation.

Is this due to the varying climate of each market, hot or cold (in terms of home pricing), or could it be due to cultural mismatches with the message?
