There’s a large apartment (a few hundred units) being expanded 3 blocks away.

We have bought hundreds of properties at auctions almost always without an appraisal, relying on our own judgement as to the value.

I truly do not know if we could rent the house for more that $1,600/month in Winnemucca NV, so we would either just cut even or maybe even have to pay a couple hundred to the mortgage to keep this house and have renters move in paying most of the mortgage.

So if you're looking to get into multifamily, I would try to identify the people in your area who owns hundreds of units and provide them value in the form of property management, joining their brokerage and bringing them commissions, walking properties for them, starting a meetup to increase their brand.

Do not stress, and please make sure you have someone from your team that will not say the sky is falling, and charge you 5k when the material will be less than a few hundred , unless needs full room carpeted.  

@William CoetJust add it in as one of the items.Not sure where this is located but in many locations solar is a secondary use (means can have solar after has another use)Also most solar companies looking for land do not get out of bed for less than several hundreds of acres.

The current mortgage is 22 hundred.

If there are hundreds of thousands of people doing it right now who have become wealthy, that should somewhat mitigate what others are telling you.

Even if it does change he’s well worth 3% to me as he’s made me hundreds of thousands over the years.
