I turned to the Diontalk Binder strategy which educates the tenants on the current price of market rents, section 8, etc, and what I could potentially earn if they were to move out ( In this case being 1500 for a 3b 1ba). they then realize this and know paying a $400 increase (36.6% Increase) would be the best option vs moving out, living in cheaper housing, or going to market rent in the area.

I would trade the 7.5% I am chasing with my "barbell strategy" (of 40-45% commercial real estate syndications) for a 17.5% return gained in active investing.

I've found too many CRE owners overpay in a hot sellers market (much of the U.S. ) with a 1031 exchange + take on too much debt, since this is what they are used to and maybe the only strategy they know.

Interestingly, though, people who have experience with STRs seem more likely to pivot to the MTR strategy once they realize how much easier it is and how well the renters treat their units.

Wholesaling isn't my specialty, but for those wholesalers I've worked with generally aren't looking to give you personal tips or strategies to be more consistent, they're generally just say, "get a list, call all of them, and then follow up in a week" or something similar.
