Any insights/people with experience in this market who can chime in?

Most look at a Certificate of Insurance and confirm coverage limits but best practices are to (1) become added as additional insured under contractors policy and (2) understand coverage exclusions which are not going to be detailed on an insurance certificate.

Seems like a big risk given our experience.

You don't need to know everything to get started; you need a foundation to build on, and the rest will come through experience and then refining your education.You can build a basic understanding of investing in 3-6 months.

What can be done or does anyone have any experience using a VA loan after separating recently?

I don't have a lot of experience, but I do have the ability to exchange my time, so that could be a form a currency that benefits them. 

Is the property just a regular-style house or something you can build an experience around?
