I looked out of state but eventually came to the conclusion after studying 4 markets in depth that staying local where I’m in control and have excellent systems in place just made more sense.

The price looks reasonable to me, particularly for a painter that does excellent work.Colors won't affect the appraisal, but the nicer a place looks the more generous the appraiser will be.

Thank you for your insights and for pointing me to resources that should be reviewed so I can build a model in Excel to evaluate this decision. 

If you hate living here due to the neighbor, you think you will have a thriving STR with excellent reviews?

I would think that would be the case for most investor-centric real estate practices/agents.In short, find an excellent investor-centric agent and they should be able to help you quickly stand up a top notch team. 

With that said, these are excellent products and ones that will be of great benefit in building your real estate portfolio.

The plan is to create an Excel sheet where I could plug the basics into a formula and it would give me a side-by-side view of how the investment looks with each fund option.
