Some tenants won't care or will just laugh knowing how much they are stealing from you.Don't take it personally and don't get emotionally involved.

Contract states that escrow will not close until the renters are out.If renters are not out by closing date the seller is responsible to pay for relocation of renters.House is being sold less than market value.I only have until July 30th to rehab the house and need to do most of it myself.Normally I would walk away if things didn't work out, but I'm emotionally invested.

The issue I'm running into is that I'm thinking of investing in my hometown area - where I no longer live but still have family - and I believe more emotional perceptions may be dictating whether I think I want to invest in one area over another.

@Brett Schmidt run the numbers for both scenarios and look at COC return... it will taking the emotions and guessing out of your decision 

If it helps, sometimes looking at the house as a 3-5 year stepping stone instead of a forever home can cut out some of those "dream home" emotions. 

I’m not planning to leave anything to my kids except hopefully the knowledge and drive to be the best versions of themselves physically spiritually emotionally charitably mentally and financially.

I've listened to podcasts and read books and all of that info is swirling in my noggin.
