In 2011 my wife walked into small 1950s cape style house that reeked from 60 years of cigarette smoke and fell in love with the property.

Don't forget that you may also need to upgrade the smoke alarm system, which may need to be tied into the electrical system (hardwired) for a legal rental property

I can understand the no pet/smoking criteria.  

If you have an anti-smoking policy and if the apartment has clear smoke odors, I would follow the same rules as you apply toward any cigarette smoke.

We have a very nice duplex there in a "good" part of the 19th Ward and had a very difficult time renting it to a qualified tenant (someone who didn't smoke, without evictions, could pay a security deposit, etc), let alone a student.

One example: I don't think the lawyer would have a no pet or no smoking policy in his lease forms where mine does...

After fumbling in the dark for the first couple of years everything is easier and it is smoother sailing.
