I currently live in Los Angeles and considering the following scenario:Buying a single family home with a detached garage across from an elementary schoolCurrently a 3 bed/1 bath but would add another bathroomI would hedge the front of the house for added privacyI would say it is a grade C neighborhood of Los AngelesConvert the garage to an Accessory Dwelling Unit (ADU)Live in the main house but will eventually move and rent out the main houseSchool is mediocre, 5/10 from GreatSchools.orgMy thought by being across from an elementary school is that I may come across long term tenants because the kids would go there from K-5th grade.

I had posted about this in the "Starting Out" sub-form but I feel like there will be more experienced folks in here that could really lend some advice on this topic.While having an entire office, even at home, when you are just starting out is obviously a little over the top, what are some really useful habits, techniques, accessories / supplies, and apps/software that some of you more experienced investors used at the beginning and maybe even still use now that could be helpful for those of us just getting started?

Investors tend to add sq footage, add a second story, add accessory dwellings, or subdivide existing lots to tap new value.In my market the best deals I see are on single story ranch homes of 1200-1600 sq ft in size.
