Rental Across from an Elementary School

Hello Everyone!

I currently live in Los Angeles and considering the following scenario:

  • Buying a single family home with a detached garage across from an elementary school
  • Currently a 3 bed/1 bath but would add another bathroom
  • I would hedge the front of the house for added privacy
  • I would say it is a grade C neighborhood of Los Angeles
  • Convert the garage to an Accessory Dwelling Unit (ADU)
  • Live in the main house but will eventually move and rent out the main house
  • School is mediocre, 5/10 from GreatSchools.org

My thought by being across from an elementary school is that I may come across long term tenants because the kids would go there from K-5th grade. However not sure if there are major impacts on rental values. Also if there are any impacts knowing I will have another tenant in the ADU.

Any thoughts would be appreciated.

I have rented a couple houses out in The SFV with ADU’s and it is not popular with families with children. Parents don’t want a stranger in their backyard where their kids play even if there is a fence dividing. Not saying it’s impossible to do, but I had 9 out of 10 families pass on the houses because the garage was rented out separately.

Just my experience.
