Upgraded the bathroom, kitchen, some appliances, built a laundry room, replaced cabinet hardware, replaced damaged flooring tiles.What was the outcome?

@Veronica Thomas I have them sign off on a checklist through docusign that has a check-in / check-out column (fans dusted, floors mopped, self-cleaning oven cleaned, shelf out fridge cleaning, microwave inside clean, toliet scrubbed inside and out, cabinets crumb free, no chemicals/furniture/toliet brushes/brooms left on premise, no large garbage items on street curb, etc, etc) .

Property Details:Built: 19001st unit- newely redone 1 bed/1 bath (one story), currently has a tenant living in it for 750 dollars/month.2nd unit- 1 bed/1 bath ( two story) walls are finished and painted, still needs flooring, cabinets installed, bathroom finished, closet finished. 

Just ran into this in Swissvale 2 weeks ago, but luckily the changes to zoning were easy to prove and the borough found documentation that predated the change (it just happened to not be computerized though, so took digging in old filing cabinets to find). 

But you will set out finish needs or other larger items: full kitchen remodel or just new appliances and paint cabinets.  

It's in Bucktown at roughly Western & Fullerton.It was gut rehabbed in 2018 and we installed nice cabinets, granite, SS appliances, in-unit W/D, A/C and redid the hardwood floors.

Hi Micheal,If it were mine.HUD gives a 15 year service life for cabinet tops.For instance if the age is 10 years, meaning 5 years (33.3%) of the service life leftI would charge for 33.3% of the cost of the replacement (parts and labor) that I had to write a check for.Owner labor is typically not billed, because you don't cut yourself a check for the labor.Make a point of telling new renters not to put hot pots or irons on the new surface (they probably didn't know any better).Here is a service life list for you.
