Say the bank is owed $300k on a $250k property.....they set the minimum bid to buy at $300k (their Max bid).......all bids open from the bank for $100, no one wants to pay $300k for a $200k property, so the property is “sold” to the bank for $100.

Maintenance can be dealt from time to time, I believe that investor like you can get calls few times a year and address them provisionally with having some bids at any time, you will be amazed how much money from rentals can be made this way.

If you narrow the consumer base, you are also taking away chances of bidding wars to occur because that savvy and enlightened buyer will only go so high in price.

It seems to me accepting bids for a rental would only benefit the landlord in a very competetive rental market with low supply/high demand where you might find high quality renters willing to oubid each other just to get into a place.

One thing I'm having trouble with is getting the numbers for construction of the actual storage lot.What I'm not looking for is a massive bid, with hours put into it.
