I've just begun to take a stab at analyzing rental properties & the numbers aren't working out so far.

Institutional capital has begun to flood into many of these platforms.  

We've done mostly rent and hold properties, but because of the market in KC, we've begun to do more development / buying property and flipping them or knocking the house down and building new construction to sell. 

A light rail system being currently installed, which may increase property values along Woodward Ave, and there are various alcoves of the city where artists or entrepreneurs have begun buying.If anyone would like advice on navigating the yearly tax auction or has any more questions about Detroit in general, feel free to ask!

I am looking to start investing in my local area soon, and have begun the hunt for a good real estate agent as well as some reliable contractors. 

I have already begun working with a couple REs in Utah County.

And I agree that we have not begun to see the repercussions.  

I have recently begun educating myself financially.

I've been on the site for a few months now but I will say I have just begun to actively use it and it feels like I'm getting closer and closer everyday.

All that being said it has been an overall good investment and I am happy to own them.At the moment my partner and I are looking for either a quick fix n flip here in town, or due to this market being so competitive we have begun looking out of state to some of the sub markets surrounding Portland.
