We market the home, handle the showings, application, credit and background checks, verify income etc and then submit to the owner for approval.  

The main issues I see in Portsmouth is to thoroughly do your tenant background checks as I see a lot of people kicking doors when trying to rent.

It's a nice advantage that you have a background in property management but naturally the first step here is to keep saving, pay down some of your debts, and boost your credit score.

According to the PMC, they do background checks, credit checks, past rental checks, the works.... problem is these tenants are serial renters.

Tell them you will send them an application with background check, credit check, and eviction history.
