A gap in rental history is more recognizable on the residential side than commercial but the questions still need to be asked  I think you're wrong to hand over cash for keys, and what is annoying is that you then mention screening!

If you are worried about being bothered all the time then I would give it a month and fix anything that comes up within reason and then maybe talk to her about just keeping a list of minor annoyances until you come around for quarterly inspection.

@Jean Bolger Those are the exact books I'm thinking of that would be annoying to go back and reference on a kindle.

The later are better for the environment but they are both costly and annoying. 

@Shmuel Harris   From what I've read there are different types of dyslexia,    I don't have issues with switching numbers around, I'm forever getting mixed up with target and kmart, but i think that i might be doing it subconsciously to annoy my other half.

It can annoy and even cause an injury if a tenant tries to walk through outside of your timer-designated times.I've considered motion sensor lighting but I haven't found products hardy enough to not be stolen/broken, so I've gone with always-on LED lighting.
