I'm a new investor in the Los Angeles, Ca. area... looking to network with other local RE affiliates; wholesalers, agents, lenders, contractors, cash buyers, brokers, etc.

While we have no affiliation, we refer our borrowers to a lender who has successfully completed many (I believe 100's) of "take out" loans.  

I tried one already and they did not live up to their word (i.e: told that an affiliate will contact me within 48 hours and I didn't hear a thing for 72 wrote asking if I can get someone to call me, no reply after 48 more hours and then I obtained refund for the service). 

They also have a lot of people that get so overloaded that they fail.A One Size Fits all, everything you ever need to know package at $40,000 (not sure current pricing, this is a guess) is that (1) One Size Does not Fit All (2) Everything You Ever Need to Know may see you only needing to know 5 to 10% of it, so why pay for everything (3) And all of this is so overwhelming that many don't know where to start, what to do and after spending $40k or what ever on training have no money left to go out and actually start marketing to find deals.Which brings me to my next problem and that's all the affiliate marketing.

To do a refi on your primary residence, go with a local mortgage broker (independent and not affiliated with a major bank like BofA or WF).

@Brad Baker Whoever your attorney in SC will be affiliated with a title company especially if they offer title insurance.
