Population growth, job growth, economic development, tourism...it's all surging for many positive reasons.

Should a global recession occur, tourism will take a hit, along with the ability of foreign tourists to buy thousands of dollars of luxury brand handbags, etc.2.

These towns are worth looking into because tourism will continue to grow there and the properties are more affordable than some of the more saturated areas in Florida. 

The country is definitely going after tourism and business.

I know in my market, there is enough tourism that a property will rent almost equally as well whether it's in a resort HOA or a standalone property with no HOA.

My conclusion is that it IS realistic for continued price and rental increases for a few reasons: no buildable land, increasing population, a booming tourism industry, foreign buyers paying cash well over market value, and one of the only places on the island with great beaches, decent schools, and a real hospital.To test your theory, look at how your market performed 2007-2010.

Consider: 1. flying taxi (promised by Uber to be here within 5 years or less). 2. prefabs, containers and other structures delivered by air (in speedy fashion). 3. the distance from A to B via land traffic vs. air. 4. cities growing concern with financial cost of the abandoned land. 5. social mobility and tourism (social curiosity).

However, if you're paying your rent and paying your cleaner to flip units out of your own money, it feels like an eternity to get from October to the start of next year's tourism season.It's all about the location.

You may then check out some local tourism sites for stats on busy seasons, lulls in the year, and demographic of visitors (is it families coming down for a week, single guys for a golf weekend, etc. etc.).   

In addition, I'm also looking to get started with short term rentals, so a market that has a decent tourism is of importance as well.
