When you see that spread increase, you could make the argument that there is more room for cap rate suppression...or higher values for real estate.  

Abestos, water contamination, fire suppression, flood zone, etc. 

And both have charming little downtowns.But Wheat Ridge's proximity to the hot spots of Denver can't be beat.

Do NOT make the initial offer with seller concessions, wait for the counter offer, then restructure the offer with Seller Concessions AND add another $2,000 or more in good faith money with the counter offer.   4. if the seller is worried about the buyers not having enough money, simply explain to them that they want to have money left over in reserves for repairs and upgrades...or the borrowers don't want to cash in stocks due to penalties  (THIS IS A NO BRAINER EXPLANATION THAT MAKES SENSE)  and/or be ready to send them proof of funds.I'm telling you, this strategy works like a charm!   

To make it as a r/e agent you have to have a big network of people, like by being active in civic groups / clubs, church, etc, You have to be very outgoing, charming & trustworthy.

I tried it in the middle of a very remote part of Eastern Connecticut and it worked like a charm. 

To them it means that "people are fleeing to the areas perceived as safer" but I wonder if it instead indicates an opportunity to buy a suppressed asset in Springfield proper.Oklahoma City is roaring right now, Tulsa is literally paying people to move there. 

They have rare charm but tend to be ultra restrictive.

This home spoke to me and I knew it would be a steal to pick up this charming villa style condo for $235K with a back yard!
