STR in Historic District

BP Community, looking for advice/connections on the following: CPA with STR experience, RE Attorney, & Cost Segregation. Below is our situation!

Property Location: Downtown Raleigh, North Carolina 

Investment type: Short-Term Rental 

The property is over 100 years old and is a contributing property to the Raleigh Historic District. It is not a landmark, nor has any previous owner tried to register it as one. We’re currently contemplating two paths with the property. A) renovate B) full demo and rebuild. I’m hoping to connect with professional(s) who have experience navigating this terrain. I’m specifically interested in the comparative tax breakdowns of (A) & (B).
