Not to mention how embarrassing it was not to realize what an issue it would be for me prior to closing.Anyways, 6-months later my wife got a tremendous job offer about an hour away from this house, which was fortunate because I too had worked about an hour away, and with her now working in the same area I do, we hurriedly put our house up for rent. 

Many of these former and would-be Austin residents have been replaced the tremendous influx of new residents, many of them drawn here by careers in the high-tech and creative sectors and comparatively lower cost of living.

I am also a college student studying REI on the side and have made tremendous connections with people actively flipping houses from the forums and local REI meetings.

@Scott Trench,I'm going to say, "it depends - on the debt, and on how the assets are held".Debt on "depreciating assets" and unsecured debt like student loans and consumer credit are tremendous liabilities.

Joining a REIA has helped me tremendously as well.

Your advice here will help tremendously as I sort through various loan options. 

Its interesting to ponder but I really believe Bigger Pockets is having a tremendous impact on a new generation of real estate investors.
