My first thought would be do you not have a designated laundry room for the property?

It may be slower but it works out to a wash in the overall scheme of things.

It is a car wash that is well established in a  tertiary market. 

I was paying a $800 rent and found a nice little house with rehab potential for $ 123 000, converted the unfinished basement into habitable space with a bedroom/bathroom, a laundry room and a multipurpose room.

Paint with washable paint so tenants can use a magic eraser to wash the walls.  

A few weeks ago I came home from work and when I went downstairs to do some laundry and noticed my basement was flooded.

I have one (1) unit with Bosch laundry (one of my old personal residences) and have had to make repairs to them. 

There is about $31/month of income from laundry.
