I might ask for a contract (tell him to black out the price), just to ensure he isn't trying to jerk you around.  

If its galvanized type pipe, be sure to use black pipe. 

I tested for black mold and it was negative. 

I would rather be able to see the pool motor that needs fixing or the foundation crack or the black mold in the ceiling before I consider buying the property. 

I had an executed contract fell apart with Fannie Mae due to black mold.That house had termites too, active termites, not "evidence of termite damages" which could mean live termite infestation or past termite infestation. 

My contract is black and white, I am not worried in that regard.

The Black Diamond events in Worcester and Waltham (I live about 2 miles from this one and I did a project in Bellingham last year so can attest that it is a pretty easy drive) are very good and worth the drive.
