To keep things ultra simple I split utilities based on Sq footage of each unit.

I did the 12" Ultra cool gels.

I do satin walls and semi-gloss trim with Behr Ultra premium which truly requires one coat (recommend 2 coats or use a primer with dark colors)

The property is already approved with permits to develop a 7800 sqft home,Even though this is out first time doing our OWN luxury development, my father has about 20 years of overseeing ultra luxury developments from start to finish in NYC.

Little easier to follow you guys than a fast-talking ultra-successful guest who has everything figured out.

When you add up the estimated income, using ultra conservative numbers you´ll have a ballpark number.

Honestly going to these guys delays the process of getting going in my opion because once the adrenaline high wears off from these ultra sales junkies selling you, you finally realize...oh crap, I still have to do everything they said and get out of my dreams. 

With ultra low inventory sellers don't have a reason to negotiate a discount, so taking on a 60k rehab does not make much sense.
