Can you share your thought on this deal? 

Brand new home with four beds, three full baths, all upgrades, and high-end finishes and appliances. 

price$700k

    Welcome to BP! You have half of the story.  Where's the other part, the part where you expect so much rent, and so much occupancy.  What do you expect for insurance and property taxes, or the monthly expenses?  This might be pool service, lawn mowing and bug treatment, electricity, water bill, internet. 

    What do you expect for vacancy? How is the demand and will the house be in a legally permitted municipality?

    I'm on the E coast of Fl and could only take a guess at your numbers.  Try AirDna to see expected vacancy.  Look at Airbnb pricing for similar properties...look at similar listings and how booked their calendars are.  Do a bit more home work and come back for more guidance.
