@Jeffrey Zhang yeah you can do 3.5% on a duplex. the quad and triplex might be tough because of the FHA self sustainability test.

Flipping 💩 properties won’t build a sustainable business.

Maybe if you could put an airstream or RV out back and live in that that may be more sustainable but I’d just be careful without having a separate private space.
