I would also encourage doing these exercises prior to starting a new venture as well.It's just my opinion and something to think about.

I countered that out and just encourage the seller that i won't be crazy but will ask for normal things to be repaired.

It's truly good for society, and I make a really nice profit that rolls into the new homes, while allowing the 12-25% cash on cash return to fund the things above.
