I would say January will be better, new semester, students, new year-expiring contracts, etc.50K income is not that much for single person after taxes, and people with 200k cant manage money too, you know that new 70k escalade on 50k salary :-), the 500 channels cable TV, etc.

I found out about real estate investing when I took last semester off from school.

For my mentor position I am paid through a scholarship prior to the start of each semester.

Even though we live in Texas so we pay a minimum commission of $6,000 Per semester.  

Also you have Gettysburg College where a lot of the students end up renting and often they stay there through the summer and into the next semester.
