Also if you go unfurnished you'll never need to worry about your dining chairs falling apart, couch getting stained, coffee mugs breaking, etc.I'd talk with a local realtor who knows the rental market really well and get their feedback.

We got lucky and found a minimalist style long-term renter but still had to pull the bed and my couch because they had or acquired their own.

Add it behind the beds, behind the living room couch or even two walls in there, or pretty much anywhere it would be a focal point of the room.

In my experience, put more effort toward bed, living room couch, and streaming service (Roku).

So if they like the bedframe or couch, they can scan it and buy it-which you can get a cut of.

I finally bought my first new couch from a store after meeting my first big benchmark of $1MM in RE :) Not too expensive, but It's great!

I borrow that kinda coin from friends and family pretty regularly  I'm starting to think that everyone else seems to think $200k is "couch change".

I would rather have a couple bumps in the road and reach my potential, than be a slug on my couch and not ever get out of my comfort zone.
