It is zoned to allow for a higher density so I don't need to change that, I'm simply looking to divide one lot to three.In Lancaster County, SC all you have to do is have it resurveyed and file the new plat with the county, but I am imagining Mecklenburg will not be that simple.

So if people cannot respect the time and it takes a lot to submit offers, make sure the i's are dotted and t's crossed, so its OK to tell people that you are "Not the right Realtor" for them, fire customers that are giant time-wasters.

@Jonathan Watt Hotels can be a great business and have lot's of advantages over other types of commercial RE but as you stated there is a lot to learn as this is a very different asset class.
