I'm just sending a letter to the ex-tenant (the first letter since the judgement a few weeks ago) to lay out the total amount owed, how to contact me and that I'm willing to work with him, along with copies of all the invoices for damage etc.

You have to sweeten the pot to the tenants to get them to consider this otherwise they will stick to the original layout of the lease and renewals.

(The dog is a Dachshund...)FILTERAll the rest should be good to go =)Don't spend too much more time filtering other than that.The way I see it, it will take you less time to disqualify somebody that calls than it will disqualifying them before you send a letter.We saw between 13%-18% call backs and about 80% of those calls came within 48hrs of sending the letters.That being said, I would recommend you send about 100 at a time or split them up to 50 every other day.Get your feet wet with screening callers.Here is my layout in Podio...

Second question is that if proper notice is the issue here, isn't there some legal contracts you could sign with the tenants to give them notice and fully lay out all the scenarios if you take ownership for 45k.

Its in a nice neighborhood in the suburbs, nothing that fancy but a nice area nonetheless and the two best comps I have are two very similar late 60's ranches (one looks like the exact same house and layout from the pics) that sold for $205k and $207k and both were nearly a year ago, everything that's sold more recently in that area isn't comparable to this 60's ranch, but prices have gone up a bit generally since then, although I'm not planning on getting more than that.

A newly acquired duplex on one side it's a 2/1 (or technically a 1/1 with a den as the den doesn't have a closet) I have a kitchen area - fairly standard - all along one wall, the wall being 11' 2" long and all the cabinets and appliances need to be on that wall.Currently it's a blank wall, as everything was ripped out by previous owner before foreclosure.I am trying to get some input on the design and layout, not so much "which is better?"
