We had to replace electrical panels and rewire due to twisted aluminum and copper, plus had to replace the old Federal Pacific panels, at $3k for the panel and similar price for rewire.

And the tax avoidance of 1031.What you described in your post was another valid twist - You purchased a property with the intent of holding it for productive use. 

Parts are ridiculously expensive and good repair technicians are hard to find.If you have multiple properties and some storage room, I recommend keeping your eye out for gently used appliances at deep discounts.
