If you live in Vegas and can self-manage the property, I'd likely recommend sticking to the market you know and have succeeded in.

We’re looking to install a property management firm within the organization as a way to generate steady income and keep operations running.

Today is very different as it is all about the management (and not appreciation) compared to past where management could suck but you still had superior apprecation.This will not crash housing of course but all those "creative" deals where people are paying more than market value are going to realize they have no exit.

Plus, if you self manage you could wipe much of those taxes out with depreciation. 

Each potential buyer has come to their own conclusion that it would be too much hassle and risk to manage in this fashion vs a traditional rental even though the average cap rate in our area has been half that at best.

The part about getting out of your own way is so true, especially with managing subcontractors.
